If you are in a condo association, we are required by the contract to provide the condo docs (rules & regulations, budget and bylaws to the buyer within 3 days of going under contract. If you don't have them, they will need to be ordered from the association).

We hold all showings until the launch event to build buzz. It takes a bit longer to launch a listing because we do mailings to the neighborhood, but this will often drive more offers faster due to the perceived competition between buyers.
